LOCAL GOV FEES

Permits are non-negotiable. Skipping them devalues your asset. Overpaying expediters is a choice.

The Bureaucratic Tax

Depending on your municipality, building permits and associated fees can constitute 1% to 3% of your total budget. This is effectively a bureaucratic tax on capital improvement.

Structural & Zoning

Moving load-bearing walls or changing the footprint triggers rigorous review. Expect engineering fees on top of the municipal review fees.

MEP Permits

Mechanical, Electrical, and Plumbing (MEP). Usually billed per fixture or via a flat sub-permit rate. Essential for safety and insurance validity.

Expediters: Are They Worth It?

In highly regulated urban environments, hiring a permit expediter can save months of holding costs (interest, taxes, insurance on a vacant property). Their fee is a mathematical calculation: does the cost of the expediter undercut the cost of a 60-day delay? If yes, deploy the capital.
